The Appalachian Elite structural standard is identical across all six series — foundation, framing, floor system, roofline, windows, and siding are built the same way on every structure we build. What differs is the configuration you choose and the upgrades you add to it.

Upgrade Category 01 · Electrical Service

Electrical Service —
The Most Requested Upgrade.

Electrical service is not included in any standard Appalachian Elite build. It is the most commonly added upgrade — and the one that most dramatically expands what a structure can do. Every electrical upgrade is coordinated through Ed's vetted, licensed trade partners. No homeowner is left to source an electrician independently.

Ranges below reflect current Greater Cincinnati and Ohio Valley market conditions based on 2025–2026 licensed electrician pricing. Your actual quote depends on panel distance, load requirements, and your municipality's permit fees — and will be provided in writing before any commitment.

Single Circuit — 20 Amp $900 – $2,000

Basic lighting, outlets, and small appliances. Suitable for Garden Storage structures with a work light and battery chargers, Bunkie sleeping accommodation with a fan and phone charging, or any structure where power demand is minimal. The entry-level electrical option — one circuit from the main panel to the structure. Primary variable: distance from main panel. Runs under 50 ft trend toward the low end; runs over 100 ft or requiring trenching trend toward the high end.

Sub-Panel — 60 Amp $1,500 – $3,500

The standard recommendation for Workshop, Backyard Office, and Artist Studio series. A dedicated sub-panel allows multiple circuits — general lighting, dedicated tool circuits, HVAC, and future expansion without rewiring. Sufficient for most woodworking shops, professional home offices, and creative studios running standard equipment loads. Primary variables: panel proximity and trench length. Underground conduit runs over 75 ft add meaningful cost.

Sub-Panel — 100 Amp $2,500 – $5,000

Required for high-load applications — electric kilns, large dust collection systems, multiple heavy power tools running simultaneously, or any structure intended for year-round climate-controlled use with a heat pump. Also the appropriate specification for Guest Suite configurations with full kitchen and bathroom facilities. Primary variables: panel distance, trench depth, and permit complexity.

240V Dedicated Circuit $400 – $1,000 added to existing sub-panel

Required for specific high-draw equipment — electric vehicle chargers, electric kilns rated above 30 amps, large air compressors, and some welding equipment. Almost always added alongside a sub-panel rather than as a standalone upgrade. Discuss specific equipment nameplate requirements with Ed before the site visit so load planning is accurate from the start.

Data / Low-Voltage Rough-In $200 – $650

Ethernet conduit, CAT6 rough-in, or coaxial runs coordinated during the structural build when wall cavities are open. Significantly easier and less expensive when planned before drywall — not after. Strongly recommended for Backyard Office and Artist Studio series. Cost is for conduit and rough-in only — ISP connection and networking equipment are separate.

Exterior Lighting $300 – $900 per fixture run, installed

Exterior-mounted lighting — entry lighting, security lighting, or landscape-integrated fixtures — coordinated through the electrical upgrade and installed by the licensed trade partner. Most cost-effective when added at the same time as the primary electrical upgrade. Relevant for all series, particularly Bunkie and Guest Suite for safe nighttime access.

All six series. Electrical is optional on Garden Storage and Bunkie, recommended on Workshop and Artist Studio, and essential on Backyard Office and Guest Suite for meaningful year-round use.

Upgrade Category 02 · Climate Control

Insulation & HVAC —
What Makes a Structure Year-Round.

The standard Appalachian Elite build is structure-only — uninsulated, without mechanical climate control. The 2×6 wall framing provides a full 5.5" insulation cavity ready to accept standard batt insulation. Every series is built to support year-round use with the right upgrades.

Insulation · $900 – $3,200

Wall, Floor & Ceiling Insulation

Standard batt insulation installed in the wall cavities, floor cavity, and ceiling plane. The single most impactful upgrade for year-round comfort — reducing heating and cooling load significantly and eliminating the condensation issues that affect uninsulated structures in Ohio Valley winters.

Best coordinated before interior wall finish is installed. Discuss at the proposal stage.

Heating & Cooling · $3,000 – $6,500

Mini-Split Heat Pump

The most practical climate control solution for a detached accessory structure. Reversible heating and cooling in a single system, highly efficient operation, and a compact installation footprint that doesn't compromise interior space. Requires electrical service — typically a dedicated 20–30 amp 240V circuit.

Electrical planning must account for HVAC load from the start. Discuss at the initial consultation.

Ventilation · $450 – $1,400

Active Exhaust Ventilation

For Workshop, Artist Studio, and any structure where chemical fumes, dust, or high-humidity processes are part of the use, passive ventilation may not provide sufficient air exchange. An inline exhaust fan rated for the specific use case is the appropriate upgrade.

Specify your materials and processes at the site visit for accurate ventilation planning.

Moisture Control · $200 – $800

Vapor Barrier & Dehumidification

For structures used to store moisture-sensitive materials — artwork, woodworking lumber, photography equipment, musical instruments — vapor barrier planning and dehumidification are worth considering. The foundation moisture barrier addresses ground moisture; interior dehumidification addresses Ohio Valley humidity.

Most applicable to Artist Studio and Guest Suite series storing sensitive materials or equipment.

Upgrade Category 03 · Interior Finishing

What's Included. What Isn't.
What Your Options Are.

Every Appalachian Elite structure is completed to a finish-ready state — structurally complete, sheathed, and ready to accept interior finishes without modification. Interior finishing is not included in the standard build price. This reflects the reality that interior finish preferences vary enormously between homeowners and between use cases.

What IS Included

The complete structural shell: foundation, framing, sheathing, roofing, siding, windows, doors, shutters, gable vents, and extended eaves. The structure is weathertight, level, and ready for interior work from day one of completion. Exterior primer is applied — finish coat is the homeowner's responsibility within 30 days.

What IS NOT Included

Interior wall finish, ceiling finish, finish flooring, interior trim and casing, interior lighting fixtures, insulation installation, and interior caulking. None of these are included — all can be coordinated as separate work after the structural build is complete.

Interior Wall Options

1/2" drywall — standard residential finish, paintable, appropriate for Backyard Office, Artist Studio, and Guest Suite.

3/4" plywood paneling — popular for Workshop and Garden Storage configurations where wall-mounted storage and tool hanging systems need a solid substrate.

Tongue-and-groove pine or cedar — warm aesthetic for Bunkie and Guest Suite configurations.

Finish Flooring Options

The 3/4" 7-ply PT plywood subfloor accepts any finish flooring system without modification. Common choices by series include LVP for Backyard Office and Guest Suite, epoxy coating for Workshop and Garden Storage, hardwood or engineered wood for Artist Studio and Guest Suite, and concrete-look overlay systems for industrial-aesthetic Workshop configurations.

Coordination Options

Interior finishing can be self-performed by the homeowner, contracted independently, or coordinated through Ed's network of trusted trade contacts. Ed does not perform interior finish work himself — structural work only. If you want a referral to a finishing contractor whose work he has seen and can speak to, ask at the site visit.

Upgrade Category 05 · Exterior Finish

Exterior Finish —
What Primed Means and What Comes Next.

Every Appalachian Elite structure leaves the build site with LP SmartSide® siding applied and primed. Finish coats are not included in the standard build price — and all wood surfaces must be sealed within 30 days of completion or the structural warranty is voided. This is the most time-sensitive action item after any build.

Ranges below reflect current Greater Cincinnati and Ohio Valley market conditions, 2025–2026. Exterior painting costs vary by structure size, paint product selected, and surface condition at time of application.

The 30-Day Rule

All exterior wood surfaces must be sealed within 30 days of structural completion. This is a warranty condition, not a suggestion. LP SmartSide® is an engineered wood product — it is designed to be painted or stained and performs exceptionally well when finished correctly. Left unfinished, it is vulnerable to moisture intrusion at cut edges and joints.

Paint Coordination $700 – $2,200 exterior finish coat

Ed does not perform exterior painting — structural work only. However, he can coordinate a finish coat through trusted licensed painters whose work he has seen and can speak to. If you want to coordinate your own painter, Ed will advise on appropriate primer compatibility and product specifications for LP SmartSide® at the completion walkthrough.

Color & Finish Options

LP SmartSide® accepts any exterior latex paint in any color, including Benjamin Moore, Sherwin-Williams, and other premium paint lines. A common approach is to match the primary residence color for continuity or select a complementary color that makes the structure a deliberate backyard focal point.

Door & Hardware Upgrades

The standard build includes a functional entry door in the specified configuration. Upgrade options include insulated steel entry door, fiberglass entry door, keypad or smart lock entry, and screen door addition for Bunkie and Garden Storage configurations.

It's a reasonable question — and it deserves a straight answer rather than a vague deflection.

Why Upgrade Pricing Isn't Published

Because a published number for electrical, plumbing, or insulation would be inaccurate for most homeowners — and inaccurate pricing is worse than no pricing.

Electrical cost depends on three variables that differ on every property: distance from the main panel to the structure, the load requirements of your specific intended use, and your municipality's permitting and inspection requirements. A 20-amp single circuit run 30 feet from a panel runs $900–$1,400 installed. A 100-amp sub-panel run 150 feet with underground conduit can reach $4,500–$5,000+. All electrical ranges on this page reflect 2025–2026 Greater Cincinnati and Ohio Valley licensed electrician pricing.

Insulation cost depends on configuration size and insulation specification. A 10×12 structure with standard R-19 batt insulation runs $900–$1,400 installed in the Cincinnati market. A 14×20 structure with upgraded R-21 wall and R-38 ceiling assembly runs $2,400–$3,200. A number that covers both is not useful to either buyer.

Plumbing cost in the Guest Suite series depends on municipal classification and run complexity. A basic utility sink rough-in near the home runs $800–$2,000. A half-bath rough-in runs $2,500–$5,500 depending on tie-in distance. A full bathroom rough-in runs $4,500–$9,000+. In some jurisdictions, adding a toilet changes the permit category from accessory structure to ADU.

The accurate path to a number: a site visit. Ed assesses your property, discusses your intended use, and the licensed trade partner provides a firm quote — not an estimate — for the specific upgrade configuration your site and use case require. That number is in your written proposal before you commit to anything.

Questions About Options
& Upgrades.

These are the questions buyers ask most often once they've selected a series and are planning their upgrade path.

  • Yes — but some upgrades are significantly easier and less expensive when planned during the structural build. Electrical, data rough-in, insulation, loft blocking, and plumbing rough-in are all best coordinated before wall cavities are closed. Adding these after the fact requires opening finished surfaces, which adds labor and disruption.

    Upgrades that can be added after completion without structural modification include finish flooring, interior wall finish, paint, door hardware, exterior lighting, and plug-in HVAC systems. If you're uncertain about which upgrades you'll want, the most cost-effective approach is to rough-in the infrastructure during the build.

  • In most Greater Cincinnati and Ohio Valley jurisdictions, yes — electrical work in an accessory structure requires an electrical permit separate from the building permit for the structure itself. The electrical permit is pulled by the licensed electrician, not the homeowner, and is included in the electrical upgrade coordination that Ed manages through his trade partners.

    In some municipalities, the electrical permit is incorporated into the building permit application when electrical is declared as part of the original scope. Ed will clarify what applies to your specific municipality at the site visit.

  • For most series, the most cost-effective upgrade sequence is: rough-in everything during the structural build, install electrical immediately after structural completion, install insulation before closing walls, complete interior finish work, and install HVAC and fixtures last.

    The rough-in phase — conduit, blocking, plumbing stub-outs — is inexpensive when wall cavities are open and expensive after they're closed. The single most common cost mistake is deciding to add electrical six months after the structure is built and discovering that running conduit through finished walls costs more than the original electrical upgrade would have.

  • It depends entirely on your municipality — and this is one of the most important questions to resolve before the proposal is written. In many Greater Cincinnati and Northern Kentucky jurisdictions, adding a toilet to an accessory structure changes its permit classification from a simple accessory building to an Accessory Dwelling Unit.

    A half-bath sometimes carries a different classification than a full bath, but this varies by jurisdiction. Ed will confirm what applies to your specific municipality at the site visit. If ADU classification is triggered, Ed will walk you through what that means for the permit process before any commitment is made.

  • All specialty upgrades — electrical, plumbing, HVAC — are coordinated through Ed's vetted, licensed trade partners. You are never left to source these contractors independently. Ed manages the scheduling, sequencing, and quality oversight of all trade work associated with your structure.

    Interior finishing — drywall, flooring, paint, trim — is outside Ed's scope of structural work. He can provide referrals to finishing contractors whose work he has seen and trusts, but the contracting relationship for interior finish work is between you and that contractor directly.

Before comparing prices, it's worth spending 60 seconds on the question most people skip: what do you actually need the window to do? A window that opens costs more and requires weatherstripping maintenance. A fixed window costs less and never fails. Neither is wrong — it depends entirely on how you'll use the structure.

Fixed Pane

Glass only — no opening mechanism. Lets light in, keeps weather out. Zero moving parts means zero maintenance and the lowest cost of any option. Best for storage sheds, workshops where ventilation comes from the door, and any build where natural light matters more than airflow.

Vinyl insulated windows are only meaningful in structures that are heated or cooled. If your structure is unheated storage, aluminum is the smarter, lower-cost choice. Vinyl is available in white only in standard shed sizing. Double-pane insulated glass is warranted against seal failure for 10 years from install date.
