Where Ed Builds · Ed’s Backyard Builds

Built for the Tri-State. Greater Cincinnati · Northern Kentucky · Dayton · Columbus · Central Kentucky · Eastern Kentucky · Southeast Indiana

Ed’s Backyard Builds serves a defined region centered on the Greater Cincinnati Tri-State — Ohio, Kentucky, and Indiana — and extending outward to Dayton, Columbus, the full Lexington Bluegrass corridor, and into the Tier 1 counties of Eastern Kentucky. Every boundary on this map reflects one non-negotiable: Ed assesses every site in person and builds every structure himself alongside his sons Randall and Travis. That level of personal commitment only works within a geography Ed can actually cover and stand behind.

The seven regions below — Greater Cincinnati, Northern Kentucky, Dayton, Columbus, Central Kentucky, Eastern Kentucky, and Southeast Indiana — represent every area where Ed can make that commitment honestly. If your property falls within this footprint, call or text Ed directly. If you are on the edge or unsure, include your county and ZIP code and Ed will confirm before either side commits a minute of time.

Seven Regions · Greater Cincinnati Tri-State & Kentucky Bluegrass Corridor

Every Region Ed Serves —
County by County, Community by Community.

Each region below details the counties and communities served. In Central Kentucky, communities are listed city-first — that is how residents identify there. In Eastern Kentucky, counties lead — because that is how folks from the mountains have always claimed home. Neither list is exhaustive; if your location is not shown, include your county and ZIP code in your inquiry and Ed will confirm.

Why a Defined Area · The Honest Reason

A Service Area Sized to
Personal Accountability.

Most shed companies serve as wide an area as their delivery trucks can reach. Ed’s Backyard Builds operates differently — and the service area boundary reflects that difference directly.

  • Ed assesses every site in person. Every project begins with a site visit — no satellite image assessments, no phone consultations that substitute for being on the property. That commitment is only possible within a defined geographic area.
  • Ed, Randall, and Travis build every structure themselves. No subcontractors for structural work means the build team is physically present on every site from foundation to finish. That limits how many projects can run simultaneously and therefore how wide a service area makes sense.
  • The 30-year warranty is backed by personal accountability. Ed’s name and professional reputation back every structure he builds. That accountability is only credible when he can be on the site, in the area, and reachable.
  • Local knowledge improves every build. Understanding the Tri-State and Kentucky Bluegrass corridor’s specific weather patterns, soil conditions, municipal permit requirements, and HOA common practices comes from building continuously across this region — not from a franchise operations manual.

“A builder who commits to doing the work personally can only serve the area where he can do the work personally. The service area boundary is where our commitments end — not a marketing decision, a practical one.”

Outside the Service Area?

If You’re Not Sure, Ask Before Assuming.

The county and community lists above are comprehensive but not exhaustive — some locations at the edges of the service area may still be within reach depending on project timing and site access. If your county is not listed and you are within reasonable distance of the Greater Cincinnati Tri-State or the Kentucky Bluegrass corridor, include your county and ZIP code in your inquiry. Ed will confirm whether your site falls within the service area before any time is committed on either side. He will not take a project he cannot serve well — and he will tell you honestly if yours is outside his range.

Local Knowledge · Permits & Regulations by Region

Every Municipality Is Different.
Ed Knows the Ones He Builds In.

Permit requirements for accessory structures vary significantly across the Greater Cincinnati Tri-State and the Kentucky Bluegrass corridor — by county, by municipality, and sometimes by structure type and size. Building continuously across this region means understanding those differences before the first stake goes in the ground, not discovering them mid-project.

Ohio Communities

Hamilton, Clermont & Warren Counties

Permit thresholds and setback requirements vary meaningfully between Hamilton County townships, incorporated Clermont County municipalities, and Warren County communities like Mason and West Chester. Many communities require permits for structures over 120–200 square feet. HOA restrictions are prevalent throughout the eastern Cincinnati suburbs and must be confirmed before any proposal is written.

Northern Kentucky

Boone, Kenton & Campbell Counties

Northern Kentucky municipalities — Florence, Erlanger, Independence, and others — each maintain their own building departments with varying accessory structure thresholds. Kentucky does not have a uniform statewide residential building code; local ordinances govern. Ed’s familiarity with specific Northern Kentucky permit offices reduces the friction and delay that unfamiliar builders encounter.

Central Kentucky — Bluegrass Corridor

Fayette, Madison, Boyle & Surrounding Counties

Central Kentucky’s 18-county Bluegrass corridor operates without a uniform statewide residential building code — each county and municipality sets its own accessory structure thresholds, setbacks, and HOA standards. Lexington-Fayette’s urban-county government has its own permitting process distinct from surrounding counties. Ed addresses specifics at the site visit, county by county.

Dayton & Columbus Areas

Montgomery, Greene & Franklin Counties

Ohio’s residential building code applies uniformly at the state level, but local municipalities and townships exercise significant discretion on setbacks, lot coverage, and HOA enforcement. Centerville, Beavercreek, Dublin, and New Albany have active HOA cultures with specific accessory structure standards. Ed addresses permit requirements at the site visit before the proposal is written — never as an afterthought.

Eastern Kentucky Counties

Breathitt, Knott, Lee, Magoffin, Morgan, Owsley, Rowan & Wolfe

Eastern Kentucky’s Tier 1 counties operate largely under county-level authority with minimal municipal permitting infrastructure outside of county seats. Most counties have no formal accessory structure permit requirement below a certain threshold, though individual county judge-executive offices vary. Deed restrictions and setback requirements tied to property surveys can still apply. Ed’s Appalachian roots and regional knowledge mean he approaches every Eastern Kentucky site with that local context already in hand.

Southeast Indiana

Dearborn, Ohio & Switzerland Counties

Southeast Indiana communities — Lawrenceburg, Aurora, Greendale — follow Indiana’s residential building code with local amendments. Dearborn County’s growth has brought active permitting review processes for accessory structures, particularly for larger configurations. Ed addresses Indiana permit requirements with the same detail as Ohio and Kentucky — the roadmap is clear before any commitment is made.
