Every Guest Suite is built to the full Appalachian Elite structural specification, with the same foundation, framing, and roof assembly as every other series we build.
- Foundation: 6×6 YellaWood® pressure-treated grade beams + moisture barrier + adjustable leveling system — site-specific assessment before build begins.
- Floor system: 2×6 pressure-treated joists at 16" on center + double center beam + 3/4" 7-ply pressure-treated plywood subfloor — never OSB. A solid, quiet floor that doesn't flex or squeak under occupant load.
- Wall framing: 2×6 kiln-dried studs at 16" on center + interlocking double top plate — the wall depth needed for effective insulation and year-round thermal comfort.
- Wall sheathing: 1/2" pressure-treated sheathing throughout — moisture resistant, structurally rigid.
- Roof structure: Custom-cut 2×6 rafters or steel-plated engineered trusses + 6" overhangs + hurricane ties + 1/2" roof sheathing — engineered for Ohio Valley weather loads.
- Roofline: Appalachian Elite steep pitch — the taller interior ridge creates a generous sense of space inside a compact footprint. A room that feels like a room, not a box.
- Windows: Oversized, operable — natural light, ventilation, and the view that makes a guest space feel welcoming rather than utilitarian.
- Exterior shutters: Matched to window sizing — a finished architectural exterior that reads as a deliberate addition to the property.
- Gable vents + extended eaves: Passive ventilation and weather protection — critical for a structure that's occupied in all seasons.
- Siding: LP SmartSide® engineered wood siding — durable, dimensionally stable, and finished to match or complement the primary residence.
- Exterior finish: Primed — finish coats not included. All wood surfaces must be sealed within 30 days of completion.

- Dimensions: ±2" tolerance — standard for site-built construction.
Electrical & Plumbing — Upgrade Options
Electrical service and plumbing are not included in the standard Guest Suite build price — both are available as coordinated upgrades. Electrical is coordinated through Ed's vetted, licensed trade partners. Plumbing requires separate permitting and is subject to your municipality's accessory structure regulations — in some jurisdictions, adding plumbing changes the permit classification from accessory structure to ADU, which carries different requirements. Ed will walk you through what applies to your specific site at the site visit. Both upgrades are best discussed and planned before the proposal is written.

A compact but complete retreat. Room for a full-size bed, a small seating area, and modest personal storage. Ideal for properties where site footprint is limited, or for guest stays that prioritize privacy over square footage. The Appalachian Elite roofline creates genuine interior volume in a small footprint.
12 × 16
192 Square Feet
The most comfortable single-guest configuration. Room for a queen bed, a seating area, a small work surface, and organized personal storage — with enough space that a guest staying for weeks feels at home rather than accommodated. The standard choice for hosting parents or adult family members.
14 × 20
280 Square Feet
The full retreat configuration. Sufficient space for a bedroom zone, a dedicated living area, and a kitchenette alcove — a genuinely self-contained living space for extended family stays, multi-generational living, or long-term guest accommodation that functions as a complete small dwelling.

Written Proposal
Structure, electrical, and plumbing all priced separately and clearly. Every line item specified before you commit to anything.
Step 04
Permits
Homeowner's responsibility — Ed provides your municipality's exact permit roadmap, including any ADU classification implications from plumbing.
Step 05
The Build
Ed, Randall, and Travis build every structural element. Licensed electrician and plumber coordinated by Ed to follow structural completion in sequence.
Step 06
Completion Walkthrough

The Guest Suite generates more planning questions than any other series — because it involves more systems, more permit complexity, and more personal importance. These are the questions we hear most often.

Plumbing is available as a coordinated upgrade — but it's the most jurisdiction-sensitive element of any Guest Suite build. In many Greater Cincinnati and Ohio Valley municipalities, adding a toilet and shower to an accessory structure changes its permit classification from a simple accessory building to an Accessory Dwelling Unit (ADU), which carries different setback requirements, inspection protocols, and in some cases utility connection requirements.
This doesn't make it impossible — it makes it something that needs to be understood and planned for before the proposal is written. Ed will clarify what your specific municipality requires at the site visit. A half-bath sometimes carries a different classification than a full bath — this varies by jurisdiction and is worth asking about.

Potentially — but this is governed entirely by your municipality's short-term rental ordinances and HOA covenants, not by the structure itself. The structure can be built to support rental use — the right size, electrical capacity, plumbing, and interior finish level for a comfortable rental experience.
Whether you're permitted to rent it is a separate question that Ed cannot answer on your behalf. Many Greater Cincinnati and Northern Kentucky municipalities have adopted short-term rental licensing requirements. Check with your local planning department and HOA before designing the structure around rental use. If rental income is part of the financial justification for the build, that conversation needs to happen before the proposal stage.

The 2×6 wall framing provides a full 5.5" cavity — the same depth used in residential construction for effective thermal performance. The floor system and roof structure are compatible with standard batt insulation throughout. The structure is built to support year-round occupancy — insulation installation, interior finish, and climate control are the add-ons that complete it for that use.
A mini-split heat pump is the most practical climate control solution for a detached Guest Suite — efficient, reversible for heating and cooling, and installation is straightforward once electrical service is established. Ed's trade partners can coordinate this as part of the electrical upgrade planning. Discuss your year-round use intention at the site visit so load planning accounts for HVAC from the start.

The Guest Suite is designed for adult guests who will be in residence for days, weeks, or longer — and who deserve a space that functions as a complete, private retreat rather than an overflow sleeping area. The Guest Suite accommodates electrical and plumbing upgrades that the Bunkie typically does not require.
