A Bunkie is a structure that children sleep in, climb on, and gather around for years. That means the structural standard matters more than it might in any other series — not less. Every Bunkie is built to the full Appalachian Elite structural specification. The same foundation, the same floor assembly, the same framing and roof structure as our Guest Suite, Workshop, and Backyard Office series. Because a structure built for kids needs to be built well.
- Foundation: 6×6 YellaWood® pressure-treated grade beams + moisture barrier + adjustable leveling system — site-specific assessment before build begins.
- Floor system: 2×6 pressure-treated joists at 16" on center + double center beam + 3/4" 7-ply pressure-treated plywood subfloor — never OSB. A floor that handles the concentrated, active loads of children at play and sleeping without flex, squeak, or softening over time.
- Wall framing: 2×6 kiln-dried studs at 16" on center + interlocking double top plate — structural rigidity that supports bunk configurations, loft platforms, and wall-mounted features when properly installed.
- Wall sheathing: 1/2" pressure-treated sheathing throughout — moisture resistant, not standard untreated panel.
- Roof structure: Custom-cut 2×6 rafters or steel-plated engineered trusses + 6" overhangs + hurricane ties + 1/2" roof sheathing — the steep Appalachian Elite pitch creates interior volume that makes a compact footprint feel like a real room, not a low-ceiling box.
- Roofline: Appalachian Elite steep pitch — the signature architectural feature that makes a Bunkie look like a proper structure from day one and keeps it looking that way for decades.
- Windows: Oversized, operable — natural light, fresh air, and the ventilation that makes a sleeping space comfortable through warm Ohio Valley nights.
- Exterior shutters: Matched to window sizing — a finished, intentional exterior that complements the primary residence.
- Gable vents + extended eaves: Passive ventilation and weather protection — essential for a sleeping structure used across all seasons.
- Siding: LP SmartSide® engineered wood siding — impact resistant, moisture resistant, and available in the finish that suits your property.
- Exterior finish: Primed — finish coats not included. All wood surfaces must be sealed within 30 days of completion.
- Interior: Structure is 100% finish-ready. Interior wall finish, flooring, and lighting not included in standard build.
- Dimensions: ±2" tolerance — standard for site-built construction.
Electrical — Upgrade Option
Electrical service is not included in the standard Bunkie build price. For most Bunkie uses — lighting, phone charging, a small fan or space heater — a single 20-amp circuit is sufficient and makes the structure genuinely livable across seasons. Ed coordinates electrical through vetted, licensed trade partners. Discuss electrical at the site visit so it can be included in the proposal from the start rather than added later.

Permits

The structure itself is built to the same standard as any Appalachian Elite series — the foundation, framing, roofline, and floor assembly are identical to the specs used in our Guest Suite and Backyard Office series. There is no structural compromise made because the occupants are younger.
Year-round use as a sleeping space depends on insulation and climate control — the standard build is uninsulated. For warmer-season use, the passive ventilation system, gable vents, and operable windows keep the interior comfortable. For year-round sleeping, insulation installation and a small heating and cooling system are the upgrades that complete it for that purpose. Electrical service is the prerequisite for any active climate control. Discuss your year-round intentions at the site visit so planning is accurate from the start.

Permit requirements depend on structure size, your municipality, and intended use. Many Greater Cincinnati and Ohio Valley jurisdictions exempt accessory structures under a certain square footage from permit requirements — the threshold varies but is commonly 120–200 sq ft. Larger structures and structures intended for sleeping accommodation may require a building permit regardless of size.
Permits are the homeowner's responsibility. Ed will not advise you to skip a required permit. He will give you the exact roadmap for your municipality — which office to contact, what type of permit applies, and what documentation the application requires. Getting this right before the build protects your investment and prevents issues at the time of property sale or insurance claim.

The Appalachian Elite steep roofline creates sufficient interior ridge height for a loft or sleeping platform in the larger configurations — particularly the 12×16 and 14×20. Interior loft and bunk platforms are not included in the standard build price — they are interior finish elements that are typically built by the homeowner, a finish carpenter, or a separate contractor after the structure is complete.
The structural framing is designed to accept wall-mounted ledger attachments and loft support systems without modification, provided the installation is done properly and point loads are distributed appropriately. If you intend to install a loft, discuss it with Ed at the site visit — he can advise on attachment points and any additional blocking that should be built into the framing during the structural build to support it properly later.
